JUST THE STATS

• Sales in January were $1,782,799 compared to January, 2011 of $799,800.

• Year-to-date sales are the same.

• There were 8 homes sold in January compared to 5 in January, 2011.

• Year-to-date homes sold are the same.

• Number of homes listed for sale decreased to 70 compared to 76 at the end of December.

• At the end of January there are 13 houses pending sale. Based on that I am estimating the sales for February to be approximately $1,500,000 compared to $407,000 in 2011.

• If you remember last month’s Cattales I reported that sales in 2011 increased by 13.1% over 2010. This month exceeded January, 2011 by $993,000 (124%). That is the highest January sales since 2005. Very exciting, indeed! Noth only that, but February sales will very likely exceed last year’s February sales by $1,000,000. That will give us a better start than 2007 which was Batesville’s best year ever. If we can sustain this momentum many local businesses like plumbing, electrical, flooring, painting, etc. should see an increase in their sales as new homeowners do some remodeling. Based on local banks yesterday the interest rate for a 30 year loan was 3.875% and a 15 year loan was 3.000%. How much lower does it have to go before the public starts looking at buying a new house?

January 2012 Foreclosure Figures

According to RealtyTrac,Inc.; the state of Indiana came in 10th in the nation with 5,931 foreclosures, or 1 in every 555 homes.  Foreclosures rose 8% nationally last month from December but were down 15% from a year earlier.

A Rebound in the Housing Industry

A rebound in the housing industry has always been on of the key elements in the USA’s recovery from past recessions.  It will not be any different this time. The buying of a new or existing home has a positive ripple effect on the economy.  When you move into your new home, there are always new purchases you want to make, some significant and others just to make your new home, yours.  The reality being that you jump-start the economy.  Countryside Realty is working hard at doing just that with our 2012 Stimulus Plan.  Potential buyers that use one of our professionals will receive gift certificates after closing on their transaction.  The amounts vary as to the purchase price of the property.

JUST THE STATS

•Sales in December were $503,000 compared to December, 2010 of $577,750.

• Year-to-date sales of $15,011,097 compared to $13,268,674 in 2010.

•There were 2 homes sold in December compared to 3 in December, 2010.

•Year-to-date 82 homes have been sold compared to 85 in 2010.

•Number of homes listed for sale increased to 76 compared to 72 at the end of November.

• At the end of December there are 12 houses pending sale. Based on that I am estimating the sales for January to be approximately $2,000,000 compared to $799,800 in 2011.

•After 3 years of declining sales of approximately 20% year, 2011 reversed that trend. Total sales dollars of residential homes increased in 2011 to $15,011,097 or 13.1% above 2010. The number of homes sold actually dropped from 85 in 2010 to 82 in 2011 but the average sale was $183,062 compared to $156,102 in 2010. The highest average sale year was 2007 when it was $185,174. That year also was the highest total sales in Batesville history. None of this data suggests that the value of home prices has increased. There were more homes sold between $200,000 and $300,000 and that is what drove the average up from preceding years. Sales values continue to remain depressed from 2007 and possibly 2008. January will be approximately $1,200,000 above January of 2011 so we are going to start the year well ahead of 2011. As I have stated in previous Cattales housing sales drive a lot of related business in Batesville. When housing sales increase businesses such as flooring, plumbing, electrical, etc. normally see increased volume as new home owners remodel some aspects of their newly purchased home.
